Sarah Ifrah
Director
Sarah Ifrah received her MBA from the University of Chicago Booth School of Business with concentrations in Finance and Economics, and her Master of Real Estate Development from the USC Sol Price School of Public Policy. Prior to joining the family business, Sarah gained her real estate background from a diverse range of experiences including her work in Financial Analysis at HFF, now Jones Lang LaSalle, and the Lighthouse Group.
Since joining Auerbach Realty Holdings as controller, Sarah helped her family business survive the COVID pandemic by successfully obtaining loan forbearance through her presentations of cash projection models to financial institutions, reserving cash needs, and recirculating cash throughout the property portfolio. Sarah has consistently channeled her passion for mentoring by training three interns and a new employee in Argus and Excel modeling of Real Estate property values, as well as teaching them the accounting software Yardi.
Currently, Sarah manages the company’s financial reporting and distributions by using Accounting and Valuation software such as Yardi and Argus Enterprise for valuing properties. She frequently underwrites 10-31 exchanges, acquisitions, and potential redevelopment deals, including a legacy trophy property deal in West Los Angeles that made it to the best and final round. She has collaborated on refinancing two large drugstore anchored neighborhood shopping centers of 94,000 square feet and 29,000 square feet, by assisting in rate setting. She has prepared DCR spreadsheets for the Financial Institution underwriter and researched historical LIBOR trends in order to extrapolate LIBOR. From the Development End, Sarah is currently meeting with Architectural Companies to discuss and design the mixed-use redevelopment of a shopping center.
Sarah is driven to make her passion for Social Entrepreneurship a reality by carrying forth her family’s legacy of social consciousness blended with innovative enterprise. This year, she will be launching her idea for creating a new brand through a development branch that will focus on creating LEED-certified active living Senior Housing. This project will provide spaces that foster community ties between residents, tenants, and the broader surrounding neighborhood.Following in her family’s footsteps of philanthropy, Sarah is passionate about giving back to the Community. Fluent in Spanish, she worked in the USC Volunteer Latin America program to paint schools and build an irrigation system in the Costa Rican rainforest to local communities. She was also honored by the Rainforest Alliance for raising enough funds to preserve the Panama Corridor.
